The Town of Nederland is governed under the 2012 ICC codes, with 2020 National Electrical Code (NEC) in effect. We are currently in the process of updating our ICC codes to be in line with the 2018 ICC codes. You can learn more here.

All contractors doing work within the Town of Nederland must have an active Nederland Contractor License.
If you do not have an active contractor license, please click the following link to download the Contractors License Application.
Building Permits will NOT be issued without and active Contractors License.
All building and construction projects, including those done by homeowners, must be permitted by the Town of Nederland. Property owners bear the responsibility of ensuring that hired contractors pull appropriate permits for work to be done. The Nederland Municipal Code provides general guidance for project managers and contractors. Chapter 18 concerns building regulations, and Chapter 16 concerns zoning. Please be aware that all permit fees can be doubled without a required permit.
The Town of Nederland processes all building permit applications via electronic submission. SAFEbuilt, Colorado is contracted by the Town of Nederland for plan review and inspection services. Dan Wester is the Chief Building Official. Streamlined review for standard residential or small commercial rooftop flush-mounted PV systems is available, and the Town accepts NABCEP PV Installation Professional certification.
One-Stop Building Permits
The One-Stop Building Permit Application is used for common improvements, such as:
- Electrical Service Changes
- Exterior Siding
- Furnace Replacements
- Replacement Doors/Windows
- Reroofs
- Replacement Water Heaters
One-Stop permits can often be processed in the same day. The same form can be used for Miscellaneous projects as well, such as:
- Demolitions
- Solar PV
- Retaining Walls over 4 ft
- Temporary/Accessory Structures (needs to be accompanies by associated plans to be reviewed via SAFEbuilt Plan Review)

New Residential or Commercial Construction Permits
Wildfire Mitigation Plan
With the adoption of the 2018 Building Codes, the Town of Nederland is now requiring defensible space on all new or remodeled buildings - both residential and commercial.
Please complete this form and submit it to the Nederland Fire Protection District for review and approval at: inspections@nfpd.org.
All new residential/commercial projects, projects being built on sensitive land, or any renovations of 20% alteration or more are required to meet for a Concept Review/Site Plan Review with Town staff prior to applying for a permit. This review has a $250 non-refundable fee, with a $1,000 engineering/legal escrow deposit required for residential projects. For commercial projects, submit $1,500 escrow for properties under 1 acre in size, or $2,000 for properties over 1 acre in size. The remainder of deposit minus engineering/legal review costs will be returned to the applicant when the building process is completed.
Please complete the standard building permit to being the permitting process. Please note that new builds will require a survey which can be used to create a site plan for either residential or commercial construction, which must be no older than 5 years from survey date. An Improvement Location Certificate (ILC) is acceptable for minimal development (i.e. renovation), however any change to building footprint will require a survey. Please be aware that if there is any question of property boundary lines or encroachment, a survey will be required.
Prior to design of your project, please review NMC Sec. 16-33 Yard and Bulk Requirements to determine required setbacks, allowable maximum lot coverage, and building heights by zoning district.
The Town staff request that within the building process, a project representative (owner, builder, designer) be designated as the point-of-contact regarding the project to streamline communication.
